In North Carolina, the due diligence period is a negotiated, non-refundable window where you have the chance to thoroughly evaluate a property before fully committing. This includes inspections, appraisals, and reviewing any disclosures. The due diligence fee is part of your offer and shows the seller that you are serious. It can also strengthen your offer in a competitive market.
As your Realtor, I will walk you through what due diligence means for your situation, help you plan your inspections, and make sure your interests are protected. Typically, most buyers spend a few weeks to a few months from the start of their search to closing day. Absolutely yes. As a Realtor, I cannot legally show homes without an agreement, especially for private showings. This agreement is actually very helpful as it clearly defines my role, sets expectations, outlines what I will be doing for you, and provides full transparency so you know exactly how I will support you. I keep the process simple, explain your options clearly, and make sure you understand what you are signing and why.

In 2024 the National Association of Realtors (NAR) reached a settlement in a nationwide lawsuit related to how real estate broker commissions and buyer representation were handled. As a result, some important industry practices changed, but the core of how real estate works and your ability to choose representation and negotiate terms did not disappear.
Here’s what it means for you as a buyer or seller:
• Written buyer agreements are required before showings. If a Realtor is going to work with you and schedule tours, NAR policy now requires a signed written agreement before showings begin. This is meant to clarify expectations, define services, and spell out compensation in a transparent way.
• Compensation will no longer be advertised on MLS listings. Previously, seller-offered compensation to a buyer’s agent was visible in the MLS (the shared database real estate professionals use). Under the new rules, that information cannot be shown on MLS platforms — but compensation still exists, and it remains fully negotiable between you and your agent or between buyer and seller. Sellers can still offer compensation off MLS or through direct negotiation.
• Compensation remains negotiable and not set by law. Nothing in the settlement forces specific rates or eliminates how Realtors get paid. What it does do is require compensation terms to be transparent and agreed to in writing, and it removes the practice of publishing compensation offers in the MLS.
• You still have choices as a consumer. You can choose whether to work with a Realtor, how you want to structure compensation, and how you want your buyer agreement to work. Realtors are still bound by professional standards and a code of ethics to act in your best interest, and clear discussions about services and fees are now a formal part of the process.
These changes went into effect in August 2024 and were designed to increase clarity and transparency in how Realtors disclose compensation and how representation relationships are established.
